EPDM (ethylene propylene diene terpolymer) is a highly durable rubber roofing system. It consists of a membrane that is adhered to the roof. The seams are sealed with liquid adhesives and or specially formulated tape. Repairs for rubber EPDM roofing systems can be complicated. It is important to ensure repairs are assessed and completed by professionals in order to keep your home or building safe from further damage.

To repair EPDM roofing effectively, the right materials must be used. In addition, the area must be carefully prepped. Since the roof is made with synthetic rubber, it is not compatible with asphalt-based products. Any type of roof cement flashing or asphalt-based roof coating will contaminate the rubber membrane. If the rubber membrane becomes contaminated by the wrong products, the entire roof will have to be replaced. 

Once a roofer has inspected your rubber roof, they will give you an estimate for repairs. Next repairs can begin. Roofers will begin by preparing the roof surface to accept the patch. Carbon is contained in the membrane of a rubber roofing system. As the membrane ages, the roofing develops a carbon film that appears when you rub your hand over the roof. In order for the roofing to accept repairs, it must be cleaned. The carbon film, dirt, and oxidation are carefully removed using cleaners that will leave no residue. The repair area and the area surrounding must be completely dried after cleaning. Moisture left in the area can compromise the repair, not allowing it to adhere correctly. In order for the repair to last, it must fully adhere to the rubber roofing membrane. 

After properly cleaning the repair area, your roofer will prepare the patch. The patch will extend past the edges of the repair area. Rounded corners will lessen the potential for further damage once the repair is finished. Once repair materials are ready, Accent Roofing will prime the roofing surface. Next the patch will be applied, and air bubbles will be removed. Finally the edges of the repair area will be sealed and smoothed. 

EPDM rubber roof repairs do have limits. Accent Roofing professional roofers are equipped to recognize damage that is beyond repair. Once the life of your rubber roof is spent, it is best to replace it in order to keep your home or office safe.
